3. Homebuyers Report

A Homebuyers Report is produced in almost a tick list format.

One of the biggest disappointments people have with homebuyers reports is they refer you onto other specialists and don't include the cost of the problems.

The Homebuyer's reports often don't list the very basic of information that you need to understand the problem.

Homebuyers Reports Surveyors are usually not Independent

Homebuyers Reports usually use a list of standard phrases and probably the worst thing about them is they are normally carried out by bank owned or building society owned or estate agent owned surveyors who are not independent.

For example a homebuyers report will advise there is damp but not exactly where it is and will rather than explain to you how to resolve the problem will refer you onto a damp proof course specialist and of course the damp proof course specialist will always find dampness as they are also a dampness treatment company.

4. Valuations

A valuation is a chartered valuers opinion (and they are often known as surveyors) on what a property is worth. It is important that you understand that the valuation is a matter of opinion and that the banks, building societies and mortgage lenders rely on the surveyors opinion.

A valuation isn't a survey at all and the paperwork usually warns that it isn't a survey. A valuation is carried out by the bank, building society or mortgage companies' valuer (a type of chartered surveyor) who usually is a regulated valuer.

Valuations warn that they are not building surveys

The valuations that we have seen warn against using it as a basis for assessment of the property condition and recommend a building survey is carried out. Generally these days the valuations are one or two, possibly three sheets of paper and they are carried out by what we would term as production line valuers/surveyors who have to carry out many of these valuations in one day.

A building survey or structural survey is really the best to open your eyes to all of the potential or actual problems within the property. It is amazing what you do and don't see when you walk around a property looking to buy it.
